Selecting the right solicitor is the most important decision when it comes to your The Park conveyancing

Reasons to use our The Park conveyancing solicitors

  • 1 Personal touch together with pure property experience are key benefits that you should seek when choosing conveyancing solicitors. The Park home moves can be made a lot more protracted as a result of poor communication between all the parties. The lawyers listed ensure that communication channels are open and act on arising issues and developments quickly.
  • 2 Our site offers largest domestic conveyancing directory service identifying bank approved property lawyers conducting conveyancing in The Park regulated by the SRA or Council of Licensed Conveyancers.
  • 3 Solicitors that specialise in conveyancing in The Park are familiar with the local concerns peculiar to The Park and therefore you may benefit from better guidance and faster conveyancing.
  • 4 Low cost packages from online conveyancers might be tempting. However, these companies are often based hundreds of miles away with limited understanding of the factors that impact property transactions in The Park
  • 5 The mark of a good conveyancing solicitor in The Park is quality not quantity. The level of service offered by conveyancing "factories" (sometimes 'recommended' by large estate agency chains) sometimes falls short of the high standards of professionalism you would hope for.

How can we tell if a The Park conveyancing solicitor on the HSBC panel is any good?

When it comes to conveyancing in The Park obtaining recommendations is a sensible start. Before you go ahead, check if they offer a no sale no fee offer. We would always advise that you speak with the lawyer handling your transaction.

My husband and I have organised the release of further monies on our mortgage from Nottingham as we intend to carry out improvements to our house in The Park. Are we obliged to choose a nearby The Park solicitor on the Nottingham conveyancing panel to handle the legals?

Nottingham don't usually require a member of their approved list of lawyers to handle such a matter. If they do require any legal work then you would need to ensure that such a lawyer was on the Nottingham conveyancing panel.

I am currently in the process of buying my council flat in The Park. I have a mortgage agreed with Aldermore. Conveyancing is not something I have any knowledge of. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?

It is not advisable to proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event, if you are getting a mortgage with Aldermore, you will need to appoint a solicitor on the Aldermore conveyancing panel.

We're FTB’s - agreed a price, yet the estate agent informed us that the seller will only move forward if we appoint the agent's preferred solicitors as they need a ‘quick sale’. Our preferred option is to instruct a local conveyancer used to conveyancing in The Park

We suspect that the seller is unaware of this requirement. If they require ‘a quick sale', alienating a motivated buyer is is going to put the whole deal at risk. Try to communicate with the vendors directly and make the point that (a)you are motivated buyers (b)you are ready to go, with mortgage lined up © you do not need to sell (d) you wish to move quickly (e)however you are going to use your preferred The Park conveyancing firm - not the ones that will earn their negotiator at the agency a kickback or meet his conveyancing thresholds set by corporate headquarters.

We are in the middle of buying a property in The Park. Conveyancing lawyer has phoned to say the title is "Leasehold". Should this adversely affect our mortgage valuation?

The Park conveyancing does not ordinarily involve leasehold houses. The crucial factor here is the remaining lease term and the ground rent. If it's 999 years with a peppercorn rent, it's essentially freehold, so it shouldn't impact the value significantly.

On the flip side, if it's, say, 50 years it will have a material impact on the saleability, and most likely wouldn't be acceptable to the mortgage company. The remaining lease term and ground rent will be specified in the lease to be supplied to your solicitor.
