Reasons to use our East Sheen conveyancing solicitors

  • 1 Low cost packages from online conveyancers might be tempting. However, these companies are often based hundreds of kilometers away with limited appreciation of the factors that affect property transactions in East Sheen
  • 2 We are the UKs most comprehensive domestic conveyancing directory service identifying bank approved law firms conducting conveyancing in East Sheen registered with the SRA or Council of Licensed Conveyancers.
  • 3 The hallmark of our conveyancing solicitors in East Sheen is quality not quantity. The level of service offered by conveyancing "factories" (sometimes 'recommended' by national chain estate agents) often falls short of the high standards of professionalism you would hope for.
  • 4 Excellent communication and pure property expertise are key benefits that you should value when choosing conveyancing solicitors. East Sheen property deals can be made significantly more complicated because of poor communication between all the parties. The lawyers we work with ensure that the lines of communication are open and act on arising issues and developments instantly.
  • 5 Notwithstanding what alternative on-line conveyancers advise it just might be necessary to attend your lawyer to execute contracts. There are enough parties involved in a house sale without having to add Royal Mail into the pot.

Recently asked questions about conveyancing in East Sheen

Having been told to check out your organisation we were about to use a conveyancing solicitor in East Sheen endorsed on your site but stumbled across alternative quotes on the internet seem cheaper – why is this?

One can find a variety of conveyancing outfits offering what appear to be cut price. You should think twice about how important this transaction is to you that want to take 'cheap' risks over the standard of the conveyancing. Some embed additional charges deep into the terms of engagement. The conveyancers that we list for conveyancing in East Sheen neverdo this.

We note that you have a search directory listing law firms on the Barclays conveyancing panel. Do firms pay you a referral fee if I appoint them for our conveyancing in East Sheen?

We are a listing service only for law firms wishing to communicate if they are on the Barclays conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in East Sheen.

Do I find a Licenced Conveyancer or Solicitor for conveyancing in East Sheen?

There are two types of lawyers who can do conveyancing in East Sheen namely licenced conveyancers or solicitors. The two can provide conveyancing services that you need to complete the disposal or purchase of property. They are both required to perform East Sheen conveyancing to the same standards and guidelines so you may be sure that your conveyancing will be properly carried out and that all requisite procedures should be appropriately attended to.

I am expecting a AIP from Nottingham this week so we can work out what to offer on a property we like as otherwise we only have online calculators to go by (which aren't taking into account credit checks etc). Do Nottingham recommend any East Sheen solicitors on the Nottingham conveyancing panel, or is it better to find our own lawyer?

You will need to appoint East Sheen solicitors independently although you'll need to choose one on the Nottingham conveyancing panel. The solicitor represents both you and Nottingham through the process.

I am selling my house. I had a double glazing fitted in April 2007, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Leeds Building Society are being pedantic. The East Sheen solicitor who is on the Leeds Building Society conveyancing panel is recommending indemnity insurance as a solution but Leeds Building Society are requiring a building regulation certificate. Why do Leeds Building Society have a conveyancing panel if they don't accept advice from them?

It is probably the case that Leeds Building Society have referred the matter to their valuer. The reason why Leeds Building Society may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

We are purchasing a property and the lawyer has raised the issue of Chancel Repair to which the house may be liable because it falls into the area of such a church. He has mentioned insurance. Is this really required for conveyancing in East Sheen

Unless a prior acquisition of the house took place post 12 October 2013 you can expect conveyancing practitioners conducting conveyancing in East Sheen to continue to recommend a chancel search and or chancel repair liability policy.

I have a 4 bedroom Victorian property in East Sheen. Conveyancing lawyer represented me and Barclays . I did a free Land Registry search last week and there are a couple of entries: the first freehold, the second leasehold under the matching address. If a house is not a freehold shouldn't I have been informed?

You need to read the Freehold register you have again and check the Charges Register as there may be mention of a lease. The best way to be sure that you are also the registered proprietor of the leasehold and freehold title as well is to check (£3). It is not completely unheard of in East Sheen and other locations in the country and poses no real issues for owners other than when they mortgage they have to account for both freehold and leasehold interests when dealing with purchasers. You can also question the position with the conveyancing lawyer who carried out the work.

I am using a search engine for the words on line conveyancing in East Sheen it brings up numerous solicitorslocally. How do I determine which is the right solicitor for purchase transaction?

The best method of choosing the right conveyancer is via trusted testimonial, so enquire of friends and those you trust who have acquired a property in East Sheen or the reputable estate agent or financial adviser. Charges for conveyancing in East Sheen differ, so it's a good idea to obtain a minimum of four quotes from different law firms. Be sure to secure confirmation that the fees are fixed.
