Some advice if I may. My The Hyde solicitor is advising me that she is duty bound toconduct The Hyde conveyancing searches asthe firm are on the Lloydssolicitor panel. Do I not have any say here?
Unfortunately both you and your lawyer have little choice here. Given that you are taking out a loan with a bank your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your property lawyer would have previously signed the Terms and Conditions of your bank’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements . Even if you were a cash buyer you would be ill advised not to carry out The Hyde conveyancing searches.
Why do I have to pay up front for conveyancing in The Hyde?
If you are buying a property in The Hyde your solicitor will ask you to provide them with monies to cover the search fees. Normally this is needed to cover the fees of the Local Authority Search. If any deposit is payable against the sale price then this will be needed immediately ahead of exchange of contracts. The closing balance that is needed should be transferred shortly before completion.
I am planning to acquire a flat and require a conveyancing solicitor in The Hyde who is on the Britannia approved. Could you point me in the right direction as regards a solicitor?
Our service is limited to being a directory service for firms who wish to listed as being on the approved conveyancing panel for Britannia in certain locations such as The Hyde. We dont recommend any particular firm.
We are planning to move home in December. Will my conveyancing solicitor update the removal company on the day of completion. As an aside, can you suggest a removal company in The Hyde. Conveyancing lawyer was chosen before I stumbled across your site.
On the afternoon of completion you will need to pick up the keys from the selling agent however this can only occur once the previous owners lawyers advise the agent that they have the completion monies and the keys can be released. You can advise the removal company that you are ready to move in. As a matter of policy we do not suggest a particular removal organisation but can help you choose a residential property solicitor in The Hyde or a solicitor with expertise in conveyancing in The Hyde.
I am currently in the process of buying my council flat in The Hyde. I have a mortgage agreed with UBS. Conveyancing is not something I have any knowledge of. Can I proceed without a solicitor easily? I think we can but we keep being told I should have one. Any advice?
It is not advisable to proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event, if you are getting a mortgage with UBS, you will need to appoint a solicitor on the UBS conveyancing panel.
After what seems like an age I have had an offer on a maisonette in The Hyde accepted, the sellers do however have a tied purchase. The sellers have offered on on an apartment, however it’s not yet agreed to, and have viewings of other flats in the pipeline. I have chosen a local conveyancing solicitor in The Hyde. What should be my next step? When do I get the mortgage application with Barclays going?
It is understandable to have apprehensions where there is a chain as you are unlikely to want to incur expenses too early (mortgage application is approx one thousand pounds, then valuation, The Hyde conveyancing search fees, etc). The first course of action is to ensure that your conveyancer is on the Barclays conveyancing panel. Regarding the subsequent phase this very much dictated by the circumstances of your transaction, attraction to this property and on the state of the market. In a hot market some home buyers would apply for a home loan with Barclays and arrange for the valuation and only if it comes back ok would they pay their conveyancer to proceed with searches.
2 months have gone by since my purchase conveyancing in The Hyde completed. I have checked the Land Registry site which shows that I paid £200,000 when infact I paid £160,000. Why the discrepancy?
The price paid figure is taken from the application to register the purchase. It is the figure included in the Transfer (the legal deed which transfers the asset from one person to the other) and referred to as the 'consideration' or purchase price. You can report an error in the price paid figure using the LR online form. In most cases errors result from typos so at first glance the figure. Do report it so they can double check and advise.
