Do the conveyancing solicitors Indexed on your site carry out auction conveyancing in Tamworth?
We know of a few niche practitioners we can put you in touch with those who can conduct auction conveyancing. Tamworth is one of the many areas of where our lawyers have offices.
We wanted to use a property lawyer in Tamworth for our house purchase. Our broker informed us that our mortgage lenders Virgin Money won't deal with them. Why is this not regarded as unduly restrictive?
Banks in the main imposes restrictions either the category or the amount of conveyancing solicitors on their panel. A common example of such criteria being that a law practice must not be a sole practitioner. In addition to restricting the profile of firm, some have limited the amount of solicitor practices they permit to act for them. Be aware that Virgin Money have no responsibility for the quality of advice provided by any member of Virgin Money Conveyancer Panel. Mortgage fraud was a primary driver in the rationalisation of conveyancing panels a few years ago even though there remains differing views about the extent of solicitor involvement in some of that fraud. Data from the Land Registry indicate that plenty of law firms, including some in or near Tamworth only perform a couple conveyances per annum.
My conveyancer has informed me that lack of planning permission insurance is necessary on my purchase. What is the typical level of cover needed for conveyancing in Tamworth?
The right level of lack of planning permission indemnity insurance should be dictated by who who your lender is. It would differ for example between Halifax and Virgin Money. Conveyancing lawyers as opposed to borrowers take out such policies.
Can you point me to a directory of Aldermore panel solicitors in Tamworth on the UK Finance Lenders’ Handbook Website?
Unfortunately not yet. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. A small selection of mortgage companies make their panel listings available over the internet. Where you are looking for a Tamworth conveyancer on the Aldermore please use our facility.
I am due to exchange contracts on my apartment. I had a double glazing fitted in March 2007, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Principality are being a right pain. The Tamworth solicitor who is on the Principality conveyancing panel is saying indemnity insurance will be fine but Principality are requiring a building regulation certificate. Why do Principality have a conveyancing panel if they don't accept advice from them?
It is probably the case that Principality have referred the matter to their valuer. The reason why Principality may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

The quickest method to see if the premises is registered to you, you can make a search of the land registry (£3.00). You can either do this yourself or ask a law firm to do this for you. If you are not registered you can seek help from one of a number of Tamworth conveyancing specialists.
I have just started marketing my 2 bed flat in Tamworth. Conveyancing is yet to be initiated, but I have recently had a quarterly service charge demand – Do I pay up?
The sensible thing to do is discharge the maintenance contribution as normal because all ground rent and service charges should be allotted as part of the financial calculations for completion monies, so you should recover the relevant percentage by the buyer for the period running from after the completion date to the next payment date. Most managing agents will not acknowledge the buyer until the service charges have been paid and are up to date, so it is important for both buyer and seller for the seller to show that they are up to date. Having a clear account will assist your cause and will leave you no worse off financially.
I own a 1st floor flat in Tamworth, conveyancing formalities finalised 7 years ago. Can you give me give me an indication of the likely cost of a lease extension? Comparable properties in Tamworth with a long lease are worth £170,000. The ground rent is £50 invoiced annually. The lease expires on 21st October 2104
With 78 years left to run we estimate the premium for your lease extension to be between £7,600 and £8,800 as well as costs.
The figure that we have given is a general guide to costs for extending a lease, but we cannot give you the actual costs in the absence of detailed investigations. You should not use this information in tribunal or court proceedings. There are no doubt other concerns that need to be considered and clearly you want to be as accurate as possible in your negotiations.
