You would be opening yourself up to an unnecessary risk in failing carrying out Steyning conveyancing searches. Without searches you have no clarity over flooding, environmental etc which may mean you walk away due to potential problems down the line. Hard to understand why the representative of a builder would be suggesting you withold information from a solicitor when all this will be clearly visible on forms the builder has to supply to its solicitor, the buyer's solicitor and the surveyor.

Almost all properties in Steyning should show up. Have you limited your search to just the postcode. Ordinarily it should identify all the properties inside that postcode. Assuming the property is registered it will show up with a title number. If they bought 48 years ago it's conceivable it may be unregistered. The address could still be revealed but with the title number shown 'na'. In this scenario you will need to locate the original title deeds which may be with your parent’s lender.
