Reasons to use our Liverpool conveyancing solicitors

  • 1 Personal touch together with pure property local knowledge are key benefits that you should value when choosing conveyancing solicitors. Liverpool home moves can become a lot more stressful due to lack of transparency between all the parties. The lawyers we work with endeavour to make sure that the lines of communication are open and act on arising issues and developments expeditiously.
  • 2 We are the UKs most comprehensive residential conveyancing directory service identifying mortgage company approved law practices carrying out conveyancing in Liverpool regulated and authorised by the SRA or Council of Licensed Conveyancers.
  • 3 Using a local Solicitor usually results in a more personal touch. When using a an online conveyancing factory, you tend to be looked after by a team of people who check what is happening on the file by reading from their computer screens.
  • 4 Cut price packages from online conveyancers might seem attractive. However, these organisations are often based many miles away with limited understanding of the factors that affect property transactions in Liverpool
  • 5 Chances are that the other side’s lawyers have offices in Liverpool - if so sets of conveyancers will be on good working terms

Recently asked questions about conveyancing in Liverpool

We have agreed to purchase a house in Liverpool. A rare aspect is that the roof has a solar panel. Solicitors conducting should look into this right? Will my lender Nottingham be concerned?

Given that you are obtaining a mortgage with Nottingham your lawyer must comply with the formal requirements set out in Section 2 of UK Finance Lenders’ Handbook for Nottingham. The CML Handbook stipulates minimum conditions for solar panel roof-space leases, and conveyancing practitioners are required to report to Nottingham where a lease fails to satisfy these specifications. The specifications relate to the installation of panels on properties nationwide and is not limited to Liverpool.

My offer was accepted on an apartment in Liverpool on 26/5/2026, valuation was booked 2 days later, received a clean bill of health. Solicitor instructed, so the only thing outstanding was my mortgage offer. Having made daily calls to HSBC and chasing them on my offer, I have now been told that my offer will not be issued unless the lawyer is on the HSBC conveyancing panel. Are HSBC entitled to hold back the Mortgage pending the lawyer being on the approved list?

A lender would not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for HSBC to deal with your lawyer's application to be on the HSBC conveyancing panel. There's no guarantee that your solicitor will be accepted.

Principality have agreed my home loan in principle, my bid on a house in Liverpool has been agreed to, now what?

The estate agent will wish to know who your solicitors are (ensure that the solicitors are on the lender’s panel). Call up Principality or your financial adviser and finalise any relevant forms. Principality will appoint a valuer who will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes on average a fortnight to receive the mortgage offer. Principality will issue the offer to you and your lawyers. The legal work will then take it’s course according the nature and complexity of the conveyancing in Liverpool.

I used Wolstenholmes a few years past for my conveyancing in Liverpool. I now require my file but the law firm has closed. What do I do?

Do call the Solicitors Regulatory Authority (SRA) to assist in tracking down your conveyancing files. They can be contacted on please contact on 0870 606 2555. Alternatively, you should use their online form to make an enquiry. You will need to provide the SRA with as much information as possible to assist their search, including the name and address in Liverpool of the conveyancing firm of solicitors you previously used, the name of conveyancing solicitor with whom you had dealings, and the date on which you last had dealings with the firm.

Just had an offer accepted on a new build flat in Liverpool. Conveyancing is necessary evil at the best of times but I have never purchased a new build flat before. What sort of enquires would be asked in new build legal work.

Here is a sample of a few leasehold new build enquiries that you may expect your new-build leasehold conveyancing in Liverpool

Will the freehold then be transferred for a nominal consideration (not exceeding £100) to the Management Company? Where there is an Undertaking being granted there is the risk of forfeiture of the Headlease subject to relief if one or more of the Underlessees are willing to accept the original Head Lessee’s obligations as otherwise relief will be denied to the Underlessees. The only alternatives are the Head Lessor agreeing not to forfeit the Headlease or the Head Lessee guaranteeing to the Underlessees that it will not be in breach of the Headlease. Investor purchasers must be able to freely grant unsecured tenancies at market rents without requiring any consents. The Vendor must covenant to keep unoccupied units in good repair until long leases are granted therefore. Will control of the Management Company (if any) be handed over to purchasers on completion of the last sale or earlier?

I have been on the look out for a flat up to £235,500 and found one close by in Liverpool I like with a park and station nearby, the downside is that it's only got 51 remaining years left on the lease. I can't really find anything else in Liverpool in this price bracket, so just wondered if I would be making a mistake purchasing a lease with such few years left?

Should you require a home loan that many years may be a potential deal breaker. Reduce the price by the amount the lease extension will cost if not already taken into account. If the current proprietor has owned the premises for at least twenty four months you could request that they commence the lease extension formalities and then assign it to you. You can add 90 years to the current lease term and have £0 ground rent by law. You should consult your conveyancing lawyer regarding this.

What makes a Liverpool lease problematic?

Leasehold conveyancing in Liverpool is not unique. Most leases are unique and drafting errors can sometimes mean that certain clauses are erroneous. The following missing provisions could result in a defective lease:

A provision for the recovery of money spent for the benefit of another party.

A defective lease can cause issues when trying to sell a property as they can affect a potential buyer’s ability to obtain a mortgage. HSBC Bank, Bank of Scotland, and Bank of Ireland all have express requirements when it comes to what is expected in a lease. Where a lender has been advised by their lawyers that the lease is defective they may refuse to grant the mortgage, forcing the buyer to withdraw.

I purchased a basement flat in Liverpool, conveyancing formalities finalised half a dozen years ago. Can you shed any light on how much the price could be for a 90 year extension to my lease? Equivalent flats in Liverpool with over 90 years remaining are worth £265,000. The ground rent is £50 yearly. The lease ends on 21st October 2102

With only 76 years unexpired we estimate the premium for your lease extension to span between £8,600 and £9,800 plus professional fees.

The figure above a general guide to costs for extending a lease, but we are not able to advice on a more accurate figure in the absence of comprehensive due diligence. You should not use this information in a Notice of Claim or as an informal offer. There may be other concerns that need to be taken into account and clearly you want to be as accurate as possible in your negotiations. Neither should you take any other action based on this information without first seeking the advice of a professional.

I need to consider estimates for conveyancing in Liverpool from various conveyancing practitioner and decide on one. Should I get them to hold tight until I have found somewhere to purchase.

We suggest that you only get your conveyancing practitioner to start work and submit searches after the offer has been agreed to on the property especially as Liverpool conveyancing searches are a couple of hundred pounds.
