We see that you have a post code search directory identifying firms on the Virgin Money conveyancing panel. Do companies pay you a commission if I appoint them for our own conveyancing in Croston?
We are a listing service only for law firms wishing to communicate if they are on the Virgin Money conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in Croston.
We previously chose solicitors based in Croston on the Virgin Money solicitor panel. They have just billed me a separate charge for dealing with the Virgin Money mortgage. Is this a supplemental conveyancing fee set by Virgin Money?
Unfortunately, as long as it is in their Terms and Conditions or estimate then yes your solicitor can charge a fee for this. This charge is not dictated by Virgin Money but by your Croston conveyancer. Numerous firms on the Virgin Money panel will levy an ‘acting for lender’ fee but some firms incorporate it on their overall fee.
We have a mortgage agreed in principle with Aldermore. Croston conveyancing lawyers were appointed. How long does it take for Aldermore to forward the offer to the conveyancer?
There is no definitive answer here. Have Aldermore conducted the survey? Have you advised Aldermore as to your lawyers' details and checked that your lawyers are on the Aldermore conveyancing panel? It is not unusual for a mortgage offer to take a month to come through.
Co-operative have agreed my home loan in principle, my bid on a flat in Croston has been agreed to, now what?
The estate agent will need to know who your solicitors are (ensure that the conveyancers are on the bank’s panel). Telephone Co-operative or your financial adviser and finalise any appropriate documentation. Co-operative will instruct a valuer who will get in touch with the selling agent or vendor to book a slot for the valuation to occur. Once carried out (assuming no problems) it takes about a week for the mortgage offer to be issued. Co-operative will send the offer to you and your property lawyers. The transaction will then take it’s course according the nature and complexity of the conveyancing in Croston.
Various web forums that I have visited warn that are the primary reason for delay in Croston house deals. Is this right?
The Council of Property Search Organisations (CoPSO) has noted the findings of research by MoveWithUs that conveyancing searches do not figure within the top 10 causes of hindrances in the conveyancing process. Local searches are not likely to feature in any holding up conveyancing in Croston.
I have todaybeen informed that Stirling Law have closed. They conducted my conveyancing in Croston for a purchase of a leasehold apartment 12 months ago. How can I establish that the property is registered correctly in the name of the former proprietor?
The quickest method to see if the property is registered to you, you can carry out a search of the land registry (£3.00). You can either do this yourself or ask a law firm to do this for you. If you are not registered you can seek help from one of a number of Croston conveyancing specialists.

I am a negotiator for a reputable estate agent office in Croston where we have witnessed a number of flat sales jeopardised as a result of leases having less than 80 years remaining. I have received contradictory information from local Croston conveyancing firms. Can you confirm whether the seller of a flat can instigate the lease extension formalities for the buyer?
As long as the seller has been the owner for at least 2 years it is possible, to serve a Section 42 notice to commence the lease extension process and assign the benefit of the notice to the purchaser. This means that the buyer can avoid having to wait 2 years to extend their lease. Both sets of lawyers will agree to form of assignment. The assignment needs to be completed prior to, or at the same time as completion of the sale.
An alternative approach is to extend the lease informally by agreement with the landlord either before or after the sale. If you are informally negotiating there are no rules and so you cannot insist on the landlord agreeing to grant an extension or transferring the benefit of an agreement to the purchaser.
I own a ground floor flat in Croston, conveyancing having been completed November 2009. Can you shed any light on how much the price could be for a 90 year extension to my lease? Comparable properties in Croston with a long lease are worth £206,000. The ground rent is £45 yearly. The lease ceases on 21st October 2092
With 66 years remaining on your lease we estimate the premium for your lease extension to be between £12,400 and £14,200 plus costs.
The suggested premium range that we have given is a general guide to costs for extending a lease, but we are not able to advice on the actual costs without more comprehensive due diligence. Do not use the figures in tribunal or court proceedings. There are no doubt other concerns that need to be considered and clearly you want to be as accurate as possible in your negotiations. Neither should you take any other action based on this information without first getting professional advice.
