I am in the process of buying my 1st property in Clare. Conveyancing solicitor already appointed. The mortgage adviser advised that a survey is not needed as the property is only fifteen years old.
You would be well advised to commission a Home Buyer's Report. As the property was built over a decade ago the property will not come with a warranty, so you don't want to take a risk. For a property that age with no signs of defects a Home Buyer's report may suffice. They will highlight any obvious issues and recommend further investigation where appropriate. Where there are any indications of material issues obtain a comprehensive structural survey.
