I have given 8 weeks notice to my existing landlord and must be out of my rented flat in Brynmawr by the end of next month. Conveyancing on my purchase has just started. How realistic is it to complete in 5 weeks as don't want to have to move into temporary accommodation?
The normal practice is not to give notice on a rental unless your lawyer suggests that you should. If you have not already done so, notify to your lawyer and request that they chase the sellers side, try to an agreed time frame that all parties will work to achieve
Having sold my house in Brynmawr last March yet the purchaser is Skype messaging me complaining that his lawyer needs to hear from myconveyancer. What are the post completion sale legalities following completion?
Post completion of your sale your lawyer is obliged to forward the transfer deeds and all of the paperwork to the buyer’s solicitors. Depending on the transaction, your lawyer should also send confirmation that the legal charge in favour of the lender has been redeemed to the purchasers conveyancers. There is unlikely to be post completion formalities just for conveyancing in Brynmawr.
Do the Building Society Association intend to launch a search tool with a view to to identify firms on the Earl Shilton BS conveyancing panel for instance in Brynmawr?
We are not aware of any intention on the part of the BSA to promote such a search facility.
Is there a list of Kent Reliance panel solicitors in Brynmawr on the Council of Mortgage Lender’s Website?
Unfortunately not yet. There is no such facility on the Council of Mortgage Lenders or Building Society Association websites. A small selection of mortgage companies make their panel listings open the public on the web. Where you are looking for a Brynmawr conveyancer on the Kent Reliance please make the most of our tool.
is it true that all Brynmawr conveyancing solicitors on the Aldermore conveyancing panel are governed by the Solicitors Regulatory Authority?
As a firm of solicitors, in order to be on the Aldermore conveyancing panel they would need to be overseen by the SRA. The majority of lenders do allow licenced conveyancers on their panel and in that case the firms would be regulated by the CLC.
I am selling my flat. I had a double glazing fitted in January 2010, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s mortgage company, Yorkshire BS are being problematic. The Brynmawr solicitor who is on the Yorkshire BS conveyancing panel is happy to accept ‘lack of building regulation’ insurance but Yorkshire BS are insisting on a building regulation certificate. Why do Yorkshire BS have a conveyancing panel if they don't accept advice from them?
It is probably the case that Yorkshire BS have referred the matter to their valuer. The reason why Yorkshire BS may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.
I am looking for a flat up to £235,500 and found one round the corner in Brynmawr I like with a park and transport links nearby, however it's only got 51 years unexpired on the lease. There is not much else in Brynmawr for this price, so just wondered if I would be making a grave error buying a lease with such few years left?
If you need a mortgage that many years will be an issue. Reduce the price by the amount the lease extension will cost if not already taken into account. If the existing proprietor has owned the premises for a minimum of twenty four months you can request that they start the process of the extension and pass it to you. You can add 90 years to the existing lease with a zero ground rent applied. You should consult your conveyancing solicitor regarding this matter.
I need to instruct a conveyancing solicitor for freehold conveyancing in Brynmawr. I've chance upon a site which seems to have the ideal answer If there is a chance to get all the legals done via web that would be ideal. Do I need to be concerned? What are the potential pitfalls?
As usual with these online conveyancers you need to read ALL the small print - did you notice the extra charge for dealing with the mortgage?
