My husband and I are intending to purchase a 2 bedroom flat in Ammanford with a mortgage. We like our Ammanford lawyer, but the lender advise she’s not on their "panel". It appears that we have little option but to use one of the lender panel conveyancing practices or retain our Ammanford lawyer and pay for one of their panel ones to act for them. We feel that this is unjust; are we not able to require that the mortgage company use our Ammanford property lawyer ?
Unfortunately,no. The mortgage offered to you is subject to its terms and conditions, one of which will be that lawyers will on the lender’s conveyancing panel. Until recently, most lenders had large numbers of law firms on their panels: a borrower could choose one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your Ammanford conveyancing lawyer to apply to be on the conveyancing panel.
When will exchange of contracts occur in residential conveyancing in Ammanford and am I required to attend the lawyers branch?
Where you are near to our conveyancing solicitors in Ammanford you are invited in to sign documents. That being said, the lender approved solicitors we work with offer countrywide coverage for conveyancing and give just as comprehensive and professional a job for you when communicating with you by post or email. The executing of the purchase agreement is not the critical part. Signing on the dotted line simply enables the solicitor to exchange contracts when the time is right, which is ordinarily shortly after signing. The procedure is nowadays normally dealt with by telephone and can be very rapid, although where a lengthy "chain" is in play, since the process requires the relevant party's solicitor (not necessarily a conveyancing solicitor in Ammanford)to be in the office at the appropriate time.
I am close to exchanging contracts on the sale of our home in Ammanford and the buyers lawyers are claiming that there is a possibility that the property was constructed land that was not decontaminated. A high street Ammanford lawyer would know that there is no such problem. For the life of me I don't know why the purchasers are using a nationwide conveyancing firm as opposed to a conveyancing solicitor in Ammanford. We have lived in Ammanford for six years we know of no issue. Is it a good idea to contact our local Authority to get clarification that the buyers are looking for.
It would appear that you have a conveyancing firm already. What do they say? You must check with your lawyer before you do anything. It is very possible that once the local authority has been informed of a potential issue it cannot be insured against (a bit like being diagnosed with a serious illness and then taking out health insurance to cover that same sickness)
I used Stirling Law a few years past for my conveyancing in Ammanford. Now, I need my documents however cannot find the solicitor. What do I do?

I need to swap lawyers as my Ammanford lawyer is not on the bank's approved list of conveyancing solicitors. Is it practical to instruct different lawyers?
If you haven't yet appointed a solicitor to commence the conveyancing and at this stage simply received quotes, you're perfectly free to choose a different solicitor to carry out your work for you. The best way is to get recommendations from friends or family who have actually used the solicitor or conveyancer in Ammanford that you're considering.
